This is available to them at no extra cost, and will ensure an on-time payment. They can access this through their web browser or mobile device and it’s available 24/7. Best of all, they will receive notifications and automated email alerts when it’s time to pay or when payment is overdue.

It’s never a happy time for a landlord when they have to evict a tenant. Although we work hard to make sure you get the most qualified tenants on your property, there are times when evictions become necessary.

If an eviction becomes necessary, our team of professionals will serve your tenant with an official demand to pay notice. If they still refuse to comply, we will then coordinate with a professional landlord/tenant attorney to initiate the eviction process. You will be absolved of any court costs, as these get deducted from the tenant’s security deposit. In most cases, you shouldn’t have to spend a dime out of pocket!
Maintaining your books can be tricky, especially if you own multiple investment properties. Integrity will make this process easier by generating complete records of your Tampa property.
We will prepare monthly cash flow reports that contain monthly rental income, service fees, maintenance costs, and any other expenses for your property. Integrity makes sure that your property stays in good condition via our inspection processes. We conduct multiple inspections over the course of the year, monitoring interiors, exteriors, and overall condition of your investment property.
The first type of inspection is called the Move-In Inspection. Much like it sounds, this takes place before your tenant begins occupancy so that we can document the initial condition of your property.
A minimum of every 6 months, a representative from our team will go over for a Full Interior Inspection to see that the tenant is maintaining the inside of the property and not causing any damage.
During a tenant’s stay, we will perform periodic Drive-by Exterior Inspections to see that the lawn is being cared for, vehicles are parked in their proper spots, and the overall curb appeal of your Tampa property is being maintained over the course of a lease.
The final type of inspection we perform is the Move-Out Inspection. This is done after the tenant has completely moved out all of their belongings and returned their keys. We will compare the condition of the property against its Move-In Inspection condition, determining whether it will be necessary to put a claim on the security deposit.
If our Move-Out Inspection goes well (and it usually does) then your tenant won’t owe a dime in fees and everyone’s happy. Unfortunately, this isn’t always the case. There are times when the tenant moves away still owing fees, rent payments, and more. Many landlords just get angry and give up on pursuing compensation, chalking it up to “experience.”
