We professionally screen all applicants before approving them to move into your property. This screening includes a credit check, criminal records search, eviction records search, sex offender registry search and bankruptcy search. We also insure that applicants have sufficient income to afford the rent each month.
At the center of the landlord/tenant relationship is the lease. This document defines who will do what, when and how. However, many inexperienced landlords will put their trust in a lease they find online or purchase at an office supply store. These generic leases often do not cover all required elements as defined by statute, and leave the landlord exposed to unrecoverable losses.

One of the largest headaches we hear from many landlords going it alone is getting the rent collected each month. Nothing creates a financial emergency for a landlord quicker than not getting their rent.
We have a pretty black and white policy when it comes to our tenant’s paying rent – Rent is to be paid on time without demand… PERIOD! Good thing is that we only rent to good people who value paying their obligations on time, so we rarely have a problem in this area.
Your tenant will be provided with their own secure online tenant portal where they can pay their rent at no additional charge each month. They can do this manually each month or set up a recurring auto-payment to draft on each rent due date. 95% of our tenant choose to pay this way and find it very convenient. They don’t have to worry about driving across town to bring it to us or purchasing envelopes and stamps to mail it to us.
In the rare case that we have a delinquent payment from a tenant, we aggressively pursue payment to bring their account current. This process starts with us reaching out to the tenant to see why they are late in the first place. If the oversight is not quickly remedied, we post a 3-day demand notice to the door of the property to officially put the tenant on notice of our intention to file eviction if the rent balance is not paid.
The fact is that most of our landlords have mortgages on their properties and they depend on receiving the rent cash flow each month to cover their month mortgage obligations. This is one more reason why we don’t take late payments lightly.
It’s never a happy time for a landlord when they have to evict a tenant. Although we work hard to make sure you get the most qualified tenants on your property, there are times when evictions become necessary.

If an eviction becomes necessary, our team of professionals will serve your tenant with an official demand to pay notice. If they still refuse to comply, we will then coordinate with a professional landlord/tenant attorney to initiate the eviction process. You will be absolved of any court costs, as these get deducted from the tenant’s security deposit. In most cases, you shouldn’t have to spend a dime out of pocket!
Maintaining your books can be tricky, especially if you own multiple investment properties. Integrity will make this process easier by generating complete records of your Lutz property.
We will prepare monthly cash flow reports that contain monthly rental income, service fees, maintenance costs, and any other expenses for your property. You will also receive a year end statement and an annual Form 1099-MISC to assist you and your accountant when it comes time to prepare your annual tax return.
Tenants can either call our maintenance department which is available to answer calls 24-hours a day, or use our online portal. The Tenant Portal makes it extremely easy for your tenants to submit maintenance requests with a click of the mouse. Our team will then notify you and obtain authorization for any repair exceeding a pre-authorized spending cap. If an emergency arises, we will send over a licensed professional immediately to mitigate the damage.
For most situations, the next month’s rent will cover any repair costs and you won’t be need to send any funds of your own.
Integrity makes sure that your property stays in good condition via our inspection processes. We conduct multiple inspections over the course of the year, monitoring interiors, exteriors, and overall condition of your investment property.
The first type of inspection is called the Move-In Inspection. Much like it sounds, this takes place before your tenant begins occupancy so that we can document the initial condition of your property.
Annually, a representative from our team will go over for a Full Interior Inspection to see that the tenant is maintaining the inside of the property and not causing any damage.
During a tenant’s stay, we will perform periodic Drive-by Exterior Inspections to see that the lawn is being cared for, vehicles are parked in their proper spots, and the overall curb appeal of your Lutz property is being maintained over the course of a lease.
The final type of inspection we perform is the Move-Out Inspection. This is done after the tenant has completely moved out all of their belongings and returned their keys. We will compare the condition of the property against its Move-In Inspection condition, determining whether it will be necessary to put a claim on the security deposit.
If our Move-Out Inspection goes well (and it usually does) then your tenant won’t owe a dime in fees and everyone’s happy. Unfortunately, this isn’t always the case. There are times when the tenant moves away still owing fees, rent payments, and more. Many landlords just get angry and give up on pursuing compensation, chalking it up to “experience.”
When your home is managed by Integrity you won’t have to throw in the towel. Our professional team will ensure that you receive your payments in full, by submitting outstanding tenant balances to a collections agency. This step means that the tenant’s debt will follow them, and will be difficult for them to make large purchases on credit until they pay their balance. No tenant should get out free and clear when they owe you money, period.
Integrity’s Owner Portal gives you full account access 24 hours a day, allowing you to view your monthly and yearly statements. Landlords can also view lease documentation including lease agreements and their management agreement, plus any maintenance or inspection reports.
