Competition for rental listings is fierce, especially in the Highlands Ranch area.
Getting your property visible in front of potential tenants means you need to list it across multiple online directories and real estate sites.
With so many renters conducting their property searches and filling out rental applications online, it’s important that you are adapting to the times.
By signing up with our Highlands Ranch property management program, you will get your listing posted across more than 20 different rental websites. This gives you tons of visibility, ensuring you get the right tenants for your vacancy.
Prospective tenants need access to your property to make a rental decision. We allow people to schedule showings at any hour of the day online using our website. So, even when the office is closed, they will be able to schedule a showing without waiting on you or anyone else to speak with.
We make sure prospective renters have all of their questions answered so they can make a decision quickly.
It’s alarming how many landlords fail to properly vet their prospective tenants. Background checks are a necessity in addition to credit checks and income verification.
It’s also important to collect references. If someone can’t honestly recommend them to anyone then they shouldn’t become renters of yours.
At Integrity Realty & Management, we offer a thorough and comprehensive tenant screening process that includes:
National Criminal Records Search
Bankruptcy Check
Sex Offender Search
Check Writing History
Income verification
Rental History
Credit Check History
National Eviction Search
We gain an understanding of where your tenants have come from in order to know whether they’ll make a good fit at your rental.
Preparing the lease is one of your most important steps as a landlord. We aim to remove the guesswork about what you should include, by compiling a detailed lease agreement which covers nearly any situation you’d encounter.
Based on our years of experience and working with top real estate attorneys who specialize in landlord/tenant law, we know all the legalese to help protect you from potentially nasty situations.
Collecting payments is another all too common headache among landlords. Integrity Realty & Management tries to make this easier by giving tenants multiple methods to pay. For example, paying online with ePayments can be done at no extra cost.
With the click of a button using their mobile devices or a web browser, tenants can quickly and efficiently make payments. We also deliver automated email alerts, letting renters know when payments are due.
If tenants start delivering rent payments late, Integrity will work in accordance with Colorado law to send them legal demand notices.
No more having to worry about approaching your tenants face to face. We are experienced rent collectors who will aggressively pursue payments on your behalf.
Our no nonsense approach means we will quickly serve your tenants with an official Demand for Compliance notice to pay, as required by state statutes.
There’s no reason why you should have to sit idly by and wait for your rent check to come. Let us cut out the drama for you and get you paid.
In 2015, approximately 2.7 million Americans faced eviction. While you don’t ever want to think it’ll happen to you as a landlord, you have to be prepared for the unexpected.
Despite our best efforts to properly vet all tenants, evictions can become necessary. We take care of all the nitty gritty details, like speaking with an expert landlord/tenant attorney to initiate eviction proceedings.
All associated court costs are deducted from the tenant’s security deposit, ensuring that you won’t have to spend a dime of your own money on the hassle.
Integrity Realty & Management will help you keep accurate and complete records of your investments for tax purposes.
We will track income such as rent and late fees, money from repairs, and any other landlord expenses you pay throughout the year.
You’ll receive multiple financial statements to help track everything. These include monthly cash flow statements, a year end summary, and annual Form 1099-MISC.
Our goal is to make you or your accountant’s life a lot easier.
A landlord’s biggest nightmare is unexpected maintenance headaches. There are dozens of minor (and sometimes major) repairs that can be needed on the property.
Integrity makes the maintenance process easier on you by allowing tenants to submit their maintenance requests online through the Tenant Portal. They may also call our maintenance department by phone 24-hours a day.
We work closely with Highlands Ranch property maintenance vendors to ensure quick response to maintenance needs. If it’s an emergency such as no heat or pipe burst, we will instantly send a maintenance professional to the premises in order to mitigate the damage.
In most situations we will retrieve next month’s rent to cover any repair costs, keeping you from having to send funds of your own.
In addition to the typical Move-in inspection, Integrity Realty & Management performs routine inspections throughout the year, noting the condition of the property.
During the term of a tenant’s lease, we perform frequent Drive-by Exterior inspections to ensure that lawns are being well-maintained, vehicles are parked in the appropriate spots, and the visual look of the property remains true.
Our interior inspections are completed annually about half way through the tenants lease. By going into the home, this inspection helps us monitor whether tenants are taking care of and/or causing damage to your property.
Then there’s the Move-out inspection, which is done after the tenant has fully vacated the property—having removed all of their belongings and returned their keys. We grade the appearance of the property against the way it appeared during the Move-in inspection to determine whether any claims on the security deposit are necessary.
When a tenant moves out, and our inspection checks out perfectly, life is good. But what happens when the tenant still owes outstanding payments or fees?
It’s time to collect.
Integrity Realty & Management will handle this process for you, submitting your tenant balances to a collections agency which will increase the likelihood that you’ll secure your payment in the future.
Independent landlords will typically avoid these kinds of hassles by just writing it off. We want you to get what you’re rightfully owed, which is why we pursue these collections so fervently.
As a Highlands Ranch property owner, you’ll have access to your Integrity account 24 hours a day through your secure Owner Portal.
You can also review your monthly and yearly statements, read through lease documentation, and check maintenance invoices.
