Tenants are able to access the ePayments portal using their computer or mobile device 24 hours per day. Plus, they’ll be notified when rent is due or past due.
Integrity takes delinquency very seriously. We aggressively pursue delinquent tenants to see that rent is paid in a timely fashion. Tenants will be penalized whenever a payment is late, and they will be served legal notices if needed. We process them in accordance with Colorado law, of course. You’ll never have to confront a tenant by yourself when it comes to collecting late payments. Integrity will handle it all for you!

Serving tenants with an official notice called a Demand for Compliance, telling them to either pay as required by the lease or vacate.

Our team will inspect your Lakewood property throughout the year. It starts with our Move-in inspections, which are conducted prior to the tenant beginning their occupancy. This is for us to gauge the condition of your investment before tenants have arrived, and ensure the pre-move in condition is well documented.
The next type of inspection we provide is an annual (typically mid-lease) Full Interior & Exterior Inspection. In this, we are checking that the interior of the property has been maintained and no apparent damages have taken place.
Next up, we provide periodic Drive-by Exterior inspections throughout the year. For this inspection, we’re looking for whether the exterior of the property has been maintained—the lawns preserved, and general curb appeal kept up.
Finally, we perform Move-Out Inspections as soon as the tenant has fully moved out of the premises. Once they remove their belongings and return the keys, our team enters to document the condition of the property, comparing it to the condition it was in at original Move-In. We will then determine whether a claim on the tenants’ security deposit is needed for cleaning or repairs.
