The world and how we do business is rapidly changing. There are so many more options for renting and if your process can be completely virtual you will have a greater reach. Virtual showings are incredibly helpful if people are moving from out of state and aren’t able to come in person, if they are too busy to come in for an in-person showing and several other reasons. Creating high quality virtual tours can have a major impact on your rental rate. Here are a few tips to help make the most out of your virtual tours.

Use the Right Technology

If you are pre-recording virtual tours use a high-quality phone or camera. A microphone is also another tool that will improve the sound quality of your video. If you are doing virtual tours via video conferencing, Zoom or FaceTime are great systems. A phone with a high-quality camera and good internet connection are key.

 Set the Stage

Prep the property like you would for an in-person showing. Lighting can make a huge difference especially through video.  Open the blinds, turn on lights and have doors unlocked so they can be easily opened during the showing. Hold the phone horizontally when doing the showing or recording the video. This gives an optimal view of the room.

 Be Inviting and Natural

Video calls can feel awkward especially when we have never interacted with the person we are talking to. It can feel even more awkward to record and talk to yourself if you are making a video. It has a much different feel than an in-person showing. So, it is important to act natural and inviting. Say hello and introduce yourself just as you would in person. Make sure to leave room for questions and move slowly through the house. If you are moving too quickly and talking the whole time, the potential tenant may feel too awkward to ask questions.

 Focus on Details

It can be difficult to fully capture the flow and small details of the property through a virtual tour. Whether you are prerecording or doing a video tour, make sure to point out the details like lighting fixtures, marble/granite countertops and describe the rooms in reference to each other. This helps make the experience more tangible and lets the potential tenant get a better feel for the house.
