Through our years of experience in the Property Management industry, we have compiled a very comprehensive lease agreement that covers almost every possible situation that can arise in a Landlord/Tenant relationship.
When your Centennial property is being managed by Integrity Realty & Management, rent collection is a breeze by providing your tenants with convenient methods to pay their move-in funds and monthly lease payments. The ability to pay online with ePayments is available at no additional charge making it easy for your tenants to ensure their rent payments are made on time. Tenants can use their web browser or mobile device 24 hours per day to make payments and automated email alerts notify tenants when rent is due or over due.
We aggressively pursue delinquent tenants to ensure rent is paid in a timely manner. Tenants are penalized for late payments and served legal notices in accordance with Colorado law to ensure compliance.

While no one likes to acknowledge that it can happen to them, evictions are an ever present concern when you own Centennial rental property. We try to avoid them with comprehensive background screening upfront, but while this screening does drastically reduce the likelihood of evictions, it does not eliminate them. One of the top concerns most new landlords express to us is that of evictions.
Should an eviction become necessary, we handle everything for you at no additional charge by serving the tenant with an official demand to pay notice. If the tenants still do not comply by paying the full rent owed, we coordinate with an expert landlord/tenant attorney to begin eviction proceedings. All court costs are deducted from tenant’s security deposit so you don’t have to come out of pocket.
Investment real estate has certain tax benefits and should be treated like a business. As such, keeping detailed accounting records of your investment is a must. Integrity Realty & Management generates complete and accurate records reflecting the cash flow associated with your Centennial rental property. Income such as rent and late fees, and expenses such as our monthly services fees, repairs, and evictions costs, are reflected on your statements. You’ll be provided with monthly cash flow statements, a year end summary statement, and yearly Form 1099-MISC to aid you or your accountant with your tax preparation.
We relieve you of the hassle of receiving maintenance calls from tenants. If the tenants have a maintenance request, they can either submit them to us online through the Tenant Portal or call our maintenance department which is available to receive calls 24-hours. We will notify and obtain authorization from you first prior to conducting any non-emergency repair exceeding a pre-authorized amount. In the event of an emergency (i.e. pipe burst, electrical sparking, no heat, etc.), we will immediately dispatch a maintenance professional in order to prevent further damage and notify you as soon as possible. In most cases, the next months rent will provide sufficient funds to cover any repairs and it will not be necessary for you to send funds.
Integrity Realty & Management conducts multiple inspections throughout the year to ensure your Centennial property is being taken care of.
Move-in inspections are conducted prior to the tenant taking occupancy to document the condition of the property.
During the term of the tenant’s residency we will conduct frequent Drive-by Exterior Inspections to insure the lawn is being maintained, vehicles are being parked appropriately, and that the overall curb appeal of the property is being maintained.
We will conduct a Full Interior Inspection during the tenant's residency and this inspection usually is around the middle of the lease term. The purpose of this inspection is to ensure the tenants are maintaining the interior of the property and not causing any damage.
The last type is the Move-out Inspection which is conducted after the tenant has fully moved all of their belongings out and turned in keys. We document the condition at that time and compare it to the Move-in Inspection to determine if a claim on the security deposit is necessary.
Ideally, when a tenant moves out, a move-out inspection would be conducted, everything would check out perfectly, and the tenant would receive a full refund of their security deposit. But what happens when the tenant owes rent, fees, and the costs to repair damages exceeds the security deposit? Most Landlords just get frustrated and end up writing it off as one of the pains of dealing with tenants, never to see a dime.

You’ll have access to your account 24 hours a day through your own secure Owner Portal. Through the Owner Portal, you can view your monthly and/or yearly statements, lease documentation (lease agreements and management agreement), maintenance invoices and inspection reports.
