Your Castle Rock Property Management services include a comprehensive digital advertising package. Integrity will push your listings in front of the right consumers online, posting them to 20+ rental websites. You’ll get maximum exposure to potential renters in the Castle Rock area, while not having to waste countless hours researching and posting on your own. Best of all, you won’t be required to pay anything until your property rents out. We carry the advertising costs because we are confident to get you the best, most qualified prospects.
As a full service property manager, that means we also handle the client-facing side of things. When prospective tenants are ready to see your property, we will take care of the showing. One of our knowledgeable associates is available to show the property or answer any pre-showing questions prospective renters may have. We also cooperate with licensed real estate agents in the area who want to show rental properties to their clients.
Even when our office is closed, they can book an appointment through our website 24 hours a day. We make the entire process as efficient as possible.
Landlords have a right to be selective. After all, this is your long-term investment and it needs to be protected. Picking the wrong tenants can lead to excessive costs on repairs or delinquent payments, which pales in comparison to the mental and emotional strain on you.
At Integrity, we have extensive experience in this industry and we know what to look for in a tenant. Our comprehensive Tenant Screening process includes the following:
A National Eviction Search
Sex Offender Search
In-Depth Credit Check
A National Criminal Records Search
Bankruptcy Search
Verification of Income
Rental History
Rental Preferences
Let’s make sure that your lease is ironclad before your tenant signs it. The lease write-up process is so key to ensuring the safety of your property and the savings on your wallet. A good lease protects you from serious legal problems that can lead some landlords down a road to bankruptcy.
Integrity’s professional team of leasing experts will compile a detailed, attorney approved, lease agreement that takes care of all the possible issues a landlord might face.
Anyone who has worked in the rental space knows that rent collection isn’t always the easiest thing. At Integrity, we try to make the process as simple as possible by allowing tenants the ability to pay each rental payment online with ePayments. This is available to them at no extra cost, and will ensure an on-time payment. They can access this through their web browser or mobile device and it’s available 24/7. Best of all, they will receive notifications and automated email alerts when it’s time to pay or when payment is overdue.
It happens to everyone in this business at some point. Tenants fail to pay rent, late fees, repair fees, or any other fees. When that happens, landlords lose out. Many decide to chalk it up as a “that’s just what happens” expense, but at Integrity, we don’t believe in throwing in the towel.
Our delinquency process goes in full accordance with Colorado law to ensure compliance, as we aim to penalize tenants for late payments and serve them legal notices when necessary. We are experienced at collecting rent even in tricky circumstances. Our process goes as follows:
We aggressively pursue and penalize tenants for late payments to make sure you get your rent in an urgent manner.
We serve tenants with an official Demand for Compliance notice to make sure they pay as required by Colorado Statutes.
If your mortgage company expects you to pay your mortgage payment on-time, why should you expect anything less from your tenants?
It’s never a happy time for a landlord when they have to evict a tenant. Although we work hard to make sure you get the most qualified tenants on your property, there are times when evictions become necessary.
Instead of letting the stress from this situation weigh on your shoulders, Integrity Realty & Management will take care of the sticky matter for you.
If an eviction becomes necessary, our team of professionals will serve your tenant with an official demand to pay notice. If they still refuse to comply, we will then coordinate with a professional landlord/tenant attorney to initiate the eviction process. You will be absolved of any court costs, as these get deducted from the tenant’s security deposit. In most cases, you shouldn’t have to spend a dime out of pocket!
Maintaining your books can be tricky, especially if you own multiple investment properties. Integrity will make this process easier by generating complete records of your Castle Rock property.
We will prepare monthly cash flow reports that contain monthly rental income, service fees, maintenance costs, and any other expenses for your property. You will also receive a year end statement and an annual Form 1099-MISC to assist you and your accountant when it comes time to prepare your annual tax return.
Tenants can either call our maintenance department which is available to answer calls 24-hours a day, or use our online portal. The Tenant Portal makes it extremely easy for your tenants to submit maintenance requests with a click of the mouse. Our team will then notify you and obtain authorization for any repair exceeding a pre-authorized spending cap. If an emergency arises, we will send over a licensed professional immediately to mitigate the damage.
For most situations, the next month’s rent will cover any repair costs and you won’t be need to send any funds of your own.
Integrity makes sure that your property stays in good condition via our inspection processes. We conduct multiple inspections over the course of the year, monitoring interiors, exteriors, and overall condition of your investment property.
The first type of inspection is called the Move-In Inspection. Much like it sounds, this takes place before your tenant begins occupancy so that we can document the initial condition of your property.
A representative from our team will go over for an annual (typically mid-lease) Full Interior Inspection to see that the tenant is maintaining the inside of the property and not causing any damage.
During a tenant’s stay, we will perform periodic Drive-by Exterior Inspections to see that the lawn is being cared for, vehicles are parked in their proper spots, and the overall curb appeal of your Castle Rock property is being maintained over the course of a lease.
The final type of inspection we perform is the Move-Out Inspection. This is done after the tenant has completely moved out all of their belongings and returned their keys. We will compare the condition of the property against its Move-In Inspection condition, determining whether it will be necessary to put a claim on the security deposit.
If our Move-Out Inspection goes well (and it usually does) then your tenant won’t owe a dime in fees and everyone’s happy. Unfortunately, this isn’t always the case. There are times when the tenant moves away still owing fees, rent payments, and more. Many landlords just get angry and give up on pursuing compensation, chalking it up to “experience.”
When your home is managed by Integrity you won’t have to throw in the towel. Our professional team will ensure that you receive your payments in full, by submitting outstanding tenant balances to a collections agency. This step means that the tenant’s debt will follow them, and will be difficult for them to make large purchases on credit until they pay their balance. No tenant should get out free and clear when they owe you money, period.
Integrity’s Owner Portal gives you full account access 24 hours a day, allowing you to view your monthly and yearly statements. Landlords can also view lease documentation including lease agreements and their management agreement, plus any maintenance or inspection reports.

We’d be lying if we said we are the best management company for all landlords. Nor do we assume that all landlords have the same needs. For these reasons, we don’t work with all landlords who initially inquire with our company.
Our property management system works best for those landlords that want to have zero stress by giving us the proper amount of authority needed to manage the property for them. Some landlords simply like being more involved in the management process than our system allows for. In those cases, we encourage them to find another management company and are happy to assist with recommendations.
We’ve developed a 5-star rated property management company by following a strict way of doing things. The landlords that get the most from our service are the ones that let us do what we do well… manage their rental assets!
We’ve focused on providing a consistently exceptional service, each and every time, for each and every client. This has led to our being selected as one of the best management companies in the area by independent rating organizations for multiple years in a row.
In 2023, Best of Mile High awarded our company as The Best Property Manager in Denver after being nominated and voted on by consumers. We are extremely honored to have received this award as it is in line with our mission to be the #1 provider of property management services in the Denver Metro area.
Our company was ranked for five consecutive years in the Top 20 property management companies in the Denver area by Expertise.com for 2016 – 2024 when compared to 165 other management companies.
Our company was ranked for 2019-2024 as one of the best property management companies in the Denver area by PropertyManagement.com when compared to 233 other management companies.
