If you are moving out early separate of other adult occupants who will be staying after your move-out, you need to be aware of certain lease requirements. Please read this article before finishing this form which explains the various scenarios involving an occupant moving with others staying. Please be aware that unless the landlord has approved removing you from the lease, even if you move out of the property, you are still obligated to the lease requirements and liable for any violations caused by the remaining occupants. If you have any questions/concerns, you should contact your property manager immediately.

If you are moving early and breaking your lease, you need to be aware of certain lease requirements. Please read this article before finishing this form which explains the early termination process. Please be aware that in a lease break, even if you move out of the property, you are required to continue maintaining the property per the lease in regard to keeping utilities turned on and, depending on season, mowing the lawn, controlling weeds, and removing snow (unless handled by HOA) until such time as we are able to replace you with a new tenant, or your lease ends (whichever occurs first). If these requirements are not met, they will be completed for you with professional vendors with you bearing the cost of such services.

You can either give us a firm date (because you know you’ll be out by this date whether we’ve found a tenant or not), or it can be a dynamic date (i.e. 14 days from new tenant deposit). In the latter, you decide how many days it will take you to move out and have the place ready should we find a new tenant. If you need a full month, then list 30 days. If you think you can do it in only a week, list 7 days. This method allows you to continue living in the property while we market it and you don’t have to start your moving operations until we have a tenant committed.

Acknowledgment for all occupants vacating

This is to notify Integrity Realty & Management, Inc. of our intention to vacate the above referenced rental property on the date indicated. On behalf of all adult occupants, I understand and acknowledge that:
• This notice to vacate given by me is effective for all occupants whether or not they provide separate notices.
• Our written notice to vacate must be received by Integrity Realty & Management, Inc. by the deadline as referenced in our lease (usually 60 days)
• We are responsible for payment of rent through the end of our lease agreement regardless of when we give this notice and that the last months rent will not be pro rated based on this notice date.
• Our security deposit refund and/or disposition letter will be sent after vacating the property and within the 60 days as required by the lease and Colorado Statutes.
• We understand that the lease states that we cannot use our security deposit to pay the last rent payment.
• If we fail to fulfill the terms of our obligations, any past due balance we owe may be turned over to a collection agency.
• If we leave personal property within the Premises after the vacate date listed at the top of this notice, we intentionally, specifically, and irrevocably waive all title and interest we have to such property and grant to Landlord full authority to immediately dispose of same without notice, court order, or accountability. We understand that we will be liable for all disposal fees.

This is to notify Integrity Realty & Management, Inc. of my intention to vacate the above referenced rental property on the date indicated. I understand and acknowledge that:
• By submitting of this notice, I assert that I am/will be vacating the property with other adult occupants remaining.
• I hereby waive all rights to any security deposit being held by Integrity Realty & Management, Inc., and will instead settle any amount of the security deposit I feel is owed to me with the remaining occupant(s) remaining on the lease, or with any new roommates moving in which have been pre-approved by Integrity Realty & Management. Furthermore, I understand and agree that Integrity Realty & Management, Inc. will not be required complete a deposit disposition statement upon my move out, nor account to me for any future disposition of the security deposit when the remaining occupants eventually vacate at a date in the future.
• I understand that, unless Landlord has agreed to release/remove me from the lease, my obligations under the lease continue to be in force regardless of my decision to vacate. This includes, but is not limited to, being liable for unpaid rent, damages to the property, upkeep of the property that is tenant responsibility per the lease, HOA fines as a result of violations, etc. Should any of the remaining occupants violate any lease terms or cause any damage to the property after I vacate, I will still be considered liable for such violations/damage the same as if I had not vacated early.

This is to notify Integrity Realty & Management, Inc. of our intention to vacate the above referenced rental property on the date indicated. On behalf of all adult occupants, I understand and acknowledge that:
• This notice to vacate given by me is effective for all occupants whether or not they provide separate notices.
• We desire to terminate the lease early under the Early Termination provisions.
• There may be a reletting fee called for in our lease (unless lease says otherwise) to cover landlord for, but not limited to, advertising, background screenings of prospective renters, lease preparation, move-out inspections, and additional tasks necessary to procure a new tenant to re-let the property.
• The reletting fee must be paid in advance if we want the Landlord to begin advertising the property prior to our vacating in an effort to find a replacement tenant even sooner and thereby reduce our financial obligations under the lease sooner. We understand that the reletting fee is still due even if we choose to not pay it in advance, however by not paying it in advance, Landlord is not obligated to begin attempting to find a replacement tenant until the lease break event occurs when we actually vacate the property.
• The reletting fee is NOT a lease break fee, and that payment of the reletting fee does not relieve us of fulfilling our full lease requirements, including continuing to pay rent as it comes due and maintaining utility service, until the unit is re-rented to a new resident.
• Payment of the reletting fee does not guarantee that a new replacement tenant will be procured.
• The soonest date that a new replacement tenant can take occupancy and begin their lease is 7 days following our vacate date indicated on this notice, however the actual lease start date with a new tenant may be more than 7 days after we vacate depending on the lease negotiated between the new tenant and Landlord. We understand will not have access to the unit during the period following our vacancy date indicated on this notice and the least start date with the new resident, however we are still liable for the rent during this period as well as maintaining utilities, and upkeep of the yard/snow removal.
• Lease negotiations with new residents will strictly be between the new resident and Landlord. We will have no right to dictate terms of a new lease with a replacement tenant including, but not limited to, rent amount and lease start date. Landlord will use good faith effort to secure a new qualified resident as soon as reasonably possible in order to reduce our obligations under the lease.
