QUALIFICATION GUIDELINES

We’re excited that you’re considering renting from Integrity Realty & Management. Please take a moment to review our qualification guidelines below so that you are fully aware of how our qualification process works. If you have any questions, please do not hesitate to contact us.

 

Please note:

 

The property Owner makes the decision of residency approval based on the following guidelines, your application responses, and the results of the information received while processing your application while adhering to fair housing practices.

 

Income:

 

Applicants must be able to show monthly verified income of at least 2 times the monthly rent for the unit being applied for.

 

At least three (3) months at present job or verifiable permanent former employment. At least one (1) current pay stub for each applicant.

 

If applicant is a student, verifiable student status will qualify for employment.

 

Credit:

 

If applicant has a U.S. social security number, applicant must have good credit. Credit scores of all applicants are averaged and then evaluated as follows:

 

  • Average Credit 650 or higher – Approved with security deposit of 1 x monthly rent
  • Average Credit 600-649 – Approved with security deposit of 1.5 x monthly rent
  • Average Credit <600 – Denied

 

No Co-Signer allowed for bad credit or previous evictions.

 

In some circumstances, an additional deposit may be required.

 

Rental / Eviction / Criminal / Bankruptcy:

 

Evictions filed against an applicant in the past 5 years (whether completed or not), lease violations, broken leases, and/or moneys owed to previous landlords will disqualify your application.

 

Criminal felony convictions are evaluated on a case-by-case basis.

 

Being registered as a sexual offender will disqualify your application.

 

Any current bankruptcy, regardless of type, that has not yet been discharged will automatically disqualify your application. NO EXCEPTIONS.

 

Occupancy Standards:

 

Co-applicants and any other occupants(s) age eighteen (18) or older must complete the application process and sign onto the lease to be an authorized occupant in the rental.

 

No more than 2 persons per bedroom per rental for safety reasons.

 

Guests may not reside in home longer than seven (7) days.

 

New roommates or occupants must be approved by Owner or Integrity Realty & Management (IRM) in writing prior to occupancy.

 

Pet Acceptance Policies (in specific rentals only and only with approval):

 

An additional refundable Pet Deposit of $300, and monthly Pet Rent of $30 is typical, however can vary from property to property.

 

No dogs under 12 months old will be accepted and, with rare exceptions, all dogs must be under 35 pounds full grown.

 

Certain breed restrictions apply. These include: Pit Bulls (including Staffordshire Bull Terriers, American Staffordshire Terriers, American Bull Dogs, or any other variation of breed that is generally classified in the Pit Bull category), Akitas, Alaskan Malamutes, Chows, Doberman Pinschers, German Shepherds, Presa Canarios, Rottweilers, Siberian Huskies, and any Wolf Hybrid.

 

All pets and/or service animals must be screened through PetScreening.com. There is a $20 per pet screening fee in addition to the rental application fee (service animals exempt from fee).

 

Application Fees:

 

The Application Fee is $60.00 per applicant and is non-refundable. Application and fee must be submitted electronically through our website.* The application fee is applied as follows: $30 background screening report; $30 time/effort/labor cost to review application documentation, obtain rental verifications, verify employment, and investigate applicant’s overall qualification to rent one of our properties.

 

Application screening may include current and previous employment, rental history, credit, eviction/skip search, and criminal background check.

 

Application fee is waived for active duty military members or honorably discharged military veterans and their legally married spouses. Must show either current military ID or Form DD-214 as proof of service.

 

*Portable Tenant Screening Reports (PTSR)(COLORADO PROPERTIES ONLY): 1) Applicant has the right to provide Integrity Realty & Management with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Integrity Realty & Management with a PTSR, Integrity Realty & Management is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Integrity Realty & Management to access or use the PTSR.

If Applicant provides Integrity Realty & Management with a PTSR: a) the PTSR must be available to Integrity Realty & Management by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.

 

Acceptable Forms of Payment:

 

Payment of the Security Deposit and Rent must be made electronically by ACH through the Tenant Portal on our website unless move-in is to occur less than seven (7) days from the time of application in which case the Security Deposit must be paid by cashiers check or money orders. No personal checks or cash.

 

First rental payment will be pro-rated if move in occurs after the 1st day of the month but prior to the 20th of the month. Move-ins on or after the 20th of the month will include pro-rated rent and the following full month’s rent.

 

Lease Signing:

 

After the application, application fee, and all necessary documentation have been submitted to IRM, the property will be reserved while the application is in process.

 

Upon communication of application approval, IRM will email the lease agreement to the applicant(s) and the applicant(s) will have 24-hours to pay the security deposit AND return the lease signed in order to reserve the unit until their move-in date. If applicant(s) fail to do so, Owner reserves the right to continue marketing the property after said 24-hour period expires and accept applications from other parties.

 

Paying a security deposit without also signing the lease DOES NOT reserve the unit.

 

Utility & Maintenance Reduction Program:

 

If you are approved and become a resident, you will be required in the lease agreement to pay $10 per month to be used to have HVAC filters regularly delivered to your doorstep under the Utility & Maintenance Reduction Program. This typically saves 5-15% on your energy bill and helps ensure a clean, healthy living environment. The $10 is in addition to the advertised rent price and is due along with rent each month.
